What Letting Agents in Reading Actually Check When You Move Out
If you’ve ever handed back the keys to a rental and then waited three weeks for your deposit, only to get a partial refund with a vague line about “additional cleaning required,” you already know how this goes. It’s frustrating, because from where you’re standing the flat looked clean. The problem is that you and the inventory clerk are looking at two different standards.
Most people clean the way they’d clean before having guests round. Inventory clerks work off the check-in report, room by room, and they open things a normal Sunday clean doesn’t touch — the grill pan under the oven, behind the fridge, inside the wardrobe on the top shelf. None of it is unreasonable, exactly, but it’s easy to miss if nobody tells you what to look for. So here’s what we tell tenants across Reading, Tilehurst, Caversham and Woodley before they book their move-out clean.
The legal bit, briefly
Since the Tenant Fees Act 2019, no landlord can insist you use a particular cleaning company. What they can insist on is that you leave the place “reasonably clean” — meaning it matches the condition recorded on your check-in inventory, minus fair wear and tear. That’s the exact wording deposit schemes like the DPS and TDS fall back on if things get disputed. Worth remembering: you don’t need to leave the flat looking better than when you arrived. You just need it to match.
Kitchen (this is where most people lose money)
Grease is the usual culprit. It builds up slowly enough that you stop noticing it, and then the inventory clerk opens the oven door and it’s the first thing they see.
- Oven, hob and extractor degreased properly — not just wiped, actually degreased
- Fridge and freezer defrosted and cleaned out, left off with the door propped open
- Cupboards and drawers, inside and out, including the handles people forget
- Worktops and the sink descaled — limescale is the other big one landlords flag
- Extractor filter itself, not just the outer casing
Bathroom
- Taps, showerhead and any glass screen — limescale remover, not a spray-and-wipe
- Grout lines scrubbed, not just the tiles themselves
- Toilet base and hinges (an easy one to skip)
- Extractor fan cover and the sealant line, checked for mould
Bedrooms and living spaces
These rooms feel low-effort because there’s less mess, but the same rule applies: check the corners nobody looks at day to day.
- Inside wardrobes and drawers, and behind the doors
- Skirting boards and window sills — dust collects here faster than you’d think
- Light switches, sockets and any light fittings
- Carpets vacuumed properly; if you’ve been there two years or more, a professional carpet clean is worth considering
- Window interiors, including the sills and tracks
Before your actual inspection
A few small habits make a real difference if things end up in dispute:
- Photograph every room once you’re done, with the date visible if you can manage it
- Put those photos next to your original check-in report and see if anything stands out
- Clear all rubbish and hand back every key, fob or access card on the day agreed
- Book your clean early — the last week of the month gets booked up fast in Reading
So, DIY or hire someone?
Honestly, it depends on the flat. A one-bed with light use, and a free Saturday, you can probably manage yourself with this list in hand. A three-bed with two years of cooking behind it, or a kitchen that’s clearly overdue an oven clean — that’s usually where paying for a professional clean works out cheaper than what you’d lose from the deposit anyway. It also takes the guesswork out of it, because you’re cleaning to a standard the agent has already approved rather than hoping you’ve read the room correctly.
